Development Strategy

We have an established track record of working closely with institutions, landowners, developers and policy-makers to formulate long-term strategies and execute individual projects.

For any given project, we work with the client to identify key goals, establish the most efficient and strategic approaches to development and financing, and determine the optimal approaches for delivery. Projects include concept development; financial and business planning; selection of design, landscape and construction teams; development of public consultation strategies; and above all, advice on general procurement and development strategy.

Our methodology includes benchmarking, research and empirical analysis regarding international best practice. In all cases, the aim is to allow the client to understand the greater context of each proposal, and the evolving ideas and issues throughout the development process.

Public Engagement and Charrettes

Our work often encompasses the need for specific public engagement strategies, particularly in the case of high-profile development proposals. The firm has practiced numerous approaches to public engagement, and specialises in charrettes, or public design workshops. Designed to engage a wide variety of stakeholders within a compressed time period, charrettes allow for designers and development professionals to develop site masterplans alongside local residents and other stakeholders. The firm has managed numerous charrettes in England and Scotland, including several affiliated with proposals for major new towns, and has represented the National Charrette Institute in the UK.

Consultancy, Funding and Delivery Advice

Turnberry provides consultancy, funding and delivery advice, for both commercial and residential property, to a range of public and private sector clients throughout the UK, specialising in the establishment of corporate joint venture delivery vehicles and large scale development projects. 

Project Management

Experienced in the providing project management services for the implementation of new communities and suburban developments, Turnberry Development Management Ltd has managed a number of unique schemes with varying complexity and over a wide geographical area in the UK. Accordingly we have tailored experience in acting on behalf of Land Owners and Development Promotors to create new communities through the procurement of off-site infrastructure and creation of serviced plots to facilitate contractual engagements between our clients and house-builders or commercial developers. Some of these schemes are now well advanced with a large number of residential occupations and our role has extended into the delivery of new phases of development and commercial opportunities.

Services provided include project and infrastructure scoping, project administration, cost planning, cashflow and phasing advice, early feasibility advice and optioneering, project implementation advisory services, consultant appointments, management of multi-disciplinary teams, project management through planning, design and tendering phases, contractor appointments, and contract administration through the construction period. Our role has also included providing technical advice to support commercial agreements for land sales between our Clients and potential land purchasers.

Town Planning

Experienced in statutory town planning and stakeholder consultation strategy, the firm has managed numerous complex planning assignments in a wide variety of environments across the UK, often in the face of challenging heritage, environmental and political factors. We have significant experience in steering strategic proposals and development strategies through the statutory plan-making process and on to planning applications, including major new towns as well as estate strategies within the Higher Educations sector.

Services provided include managing multi-disciplinary teams, coordinating planning documentation including Environmental Impact Assessments, negotiating and concluding S106 agreements, planning appeals, conservation and Listed Building matters, and developing public and stakeholder consultation mechanisms.

Research and Publications

The group has a dedicated research team, where much of the work is project-focused; but where there are particular areas in which Turnberry is progressing its own research initiatives. The firm has produced numerous publications, including several books, alongside University Estate strategies, Development Frameworks and other publications for both clients and the general public.
